For inherited land and property that got away from you

Home/For Inherited & Neglected Land

An inherited parcel that has gone back to woods. Family land nobody has walked in fifteen years. A tax-sale lot you need a number on before you bid.

The situation, usually

Someone has died, or a property has come through a tax sale, or family land has sat for fifteen years while nobody quite decided what to do with it. The lot has gone back to woods. And the parcel can’t be sold, insured, surveyed or transferred until somebody can walk it.

Often the person handling it lives somewhere else, is doing it alongside a job and a family, and is trying to coordinate contractors in a county they haven’t lived in for years.

One thing to be clear about up front: we don't do demolition.

If there is a house, a mobile home or an outbuilding on the parcel that has to come down, you will need a demolition contractor as well as us. We’ll clear everything around it, before or after, but we won’t take the structure and we’d rather tell you that on the first phone call than at the site visit.

What we do differently for this work

A written scope before anything happens.

No verbal agreements, because this work usually involves several people who need to agree.

One invoice.

Which matters when it goes into an estate file or in front of a court.

Photographs at every stage.

Before, during and after, dated. Executors frequently need to show heirs or a court what was done and why it cost what it cost.

We can work with you remotely.

A lot of land on this coast is owned by people who don’t live here any more. We’re used to it.

A fixed price.

Not an hourly rate that grows while you’re four states away and can’t see the site.

What clearing changes

The parcel can be walked

which means it can be surveyed, valued, photographed and shown.

Boundaries become visible.

On inherited rural land, where the lines actually run is a live question surprisingly often. See survey line clearing.

Unknown cost becomes known.

A buyer looking at a wall of privet is silently subtracting an unknown clearing bill from their offer.

It stops getting worse.

Every year left is more expensive to reverse.

Things people don't think of until later

ItemWhy it matters
Who actually owns itClear title, or at least clear authority to instruct, before work begins. We’ll ask.
Structures on the parcelWe don’t demolish. Line up a demolition contractor separately and we’ll sequence around them.
StumpsMulching leaves them. If anything is going to be built or mowed there, the plates have to come out, that’s a separate line.
The debrisMulched or windrowed on the property. We don’t haul it off, so decide where the pile goes.
WetlandsCommon on inherited rural land in this region and frequently unknown to the heirs. We raise it before quoting.
Anything worth keepingHeart pine, a fence, a survey monument, a family cemetery. Mark it or tell us. Rural family land has cemeteries on it more often than people expect.

If you're buying at a tax sale

You need a defensible number before you bid. If we can get onto the parcel, or if there’s enough visible from the road, we’ll walk it and give you a written range, and we’ll be clear about what could change once we’re inside the fence.

We don't make offers on properties.

We’re a clearing contractor. We don’t buy parcels, we don’t broker them, and we won’t put an offer in on land we’ve been asked to quote. That should be obvious and in this corner of the market it isn’t always.
