Home/For Land Sellers & Realtors
A parcel a buyer cannot walk does not sell. Clearing it is one of the few pre-sale expenditures that reliably makes its money back, and it usually makes it back several times over.
A buyer standing at the road looking into fifteen years of privet cannot see the parcel. They can’t see the topography, the good building spot, the pond site, or where the lines run. What they can see is a job of unknown size and unknown cost, and unknown cost is what kills a land deal.
Photographs of a wall of brush do nothing. Drone footage of a canopy does nothing. Neither shows the thing the buyer is actually purchasing, which is the ground.
That single change does more than any amount of marketing copy.
Open ground with the topography visible produces listing photos people stop scrolling on.
Open the lines and a buyer can see exactly what they’re buying. See survey line clearing.
A buyer looking at cleared ground isn’t silently subtracting an unknown clearing bill from their offer.
Fairly or not, an overgrown parcel reads as neglected and invites a low offer.
Most pre-sale clearing jobs land between $1,500 and $2,500, a mulch pass over the accessible portion, the drive or access opened up, and the boundary lines cut so they can be walked. That’s not a full clear and it doesn’t need to be. The object is to make the parcel legible, not to prepare it for construction.
This is one of the few contractor services that directly makes you money rather than costing your client money. A parcel that shows well moves faster and at a better number, and the commission difference on a land listing typically dwarfs the clearing cost. We’re happy to walk a listing with you and give the seller a written number the same week.
A derelict trailer or a collapsing outbuilding is worse than overgrowth, it reads as a liability rather than a project. We don’t do demolition, so that’s a separate contractor. What we will do is clear everything around it, before or after they come, so the parcel photographs and shows properly once the structure is gone.
