Fixed-price and start-date guarantee

Home/Fixed-Price Guarantee

Nobody in this county offers either of these. Here they are, with the terms, because a guarantee without published terms is just a slogan.

Two promises, and the terms that make them real

The fixed-price guarantee

The price on your written quote is the price you pay.

It does not move for weather, for the job taking us longer than we expected, for fuel, or for anything else we should have accounted for when we walked your property. If we misjudge the work, that is our problem and our cost, not yours.

The two exceptions

  1. You change the scope. You want another acre, or the stumps out after all, or the material windrowed rather than mulched. Entirely normal. We price the change and you approve it in writing before we do any of it.
  2. A latent condition: something genuinely not visible from the surface during the site walk. Buried concrete or masonry. An old fill pit. A septic tank or drain field nobody disclosed. Fence wire buried through the work area. Contaminated material. Rock at depth where none was apparent.

What happens if we hit one

  1. We stop work.
  2. We call you the same day, photograph it, and explain what it is.
  3. We give you the options and what each costs.
  4. Nothing further happens until you decide. If you decide to stop, you pay only for the work completed to that point.

We will not spend another dollar of your money without your agreement. That’s the whole point of the guarantee.

What it does not cover

The start-date guarantee

The start date on your quote is a commitment, not an aspiration.

If we are going to miss it for any reason within our control, the schedule slipped, another job overran, we double-booked, we will tell you as soon as we know, and we will take $150 off your invoice for each working day we are late.

What's outside our control

Weather and ground conditions.

We will not put a heavy machine on saturated ground. Ruts are permanent in a way rain isn’t. Weather policy.

Permits not issued

or utilities not disconnected, where the job depends on them.

Site access blocked on the day.

Equipment failure.

One machine means a breakdown is a real event. We’ll tell you the same day and give you a new date, and if you’d rather go elsewhere, you owe us nothing.

Workmanship

Before any invoice goes out, we walk the finished job with you. If something within the agreed scope isn’t right, it gets put right before we bill. Not after.

Why publish this

Because the top objection in this trade is fear of a number that grows and a date that slips, and both are cheap to answer honestly if you actually run your business that way. What’s in the quote →

Tell us what's on the ground. We'll come look at it.

Call and you get John Williams, not an answering service and not a dispatcher. If it’s after hours or a Sunday, send the form and you’ll have a text back and a callback first thing.

Before you call

Have ready
The property address or parcel number, roughly how many acres you want opened, and what's growing on it: pines, hardwood, scrub, privet.
Don't have that?
Call anyway. We can pull it up on the county parcel viewer while we're on the phone.
